Housing

St. John is not the cheap NWI option.

The current market snapshot puts St. John toward the higher-priced end of Lake County communities. That is one of the biggest practical tradeoffs for families considering it.

Property taxes

Use the parcel—not a townwide guess.

Indiana tax bills depend on the taxing district, assessed value, deductions and credits. For 2026, the state lists the St. John Corp certified gross tax rate at 2.0043 per $100 of assessed value.

2026 certified gross rate
2.0043

St. John Corp tax district • dollars per $100 of assessed value before deductions, credits and applicable caps.

Why that is not your final tax bill

Indiana generally caps homestead property taxes at 1% of gross assessed value through the circuit-breaker system. The cap does not replace the local tax rate, and voter-approved items and other details can affect what appears on a real bill.

Best practice for NWI Nest: when comparing houses, show the actual latest parcel tax bill next to the assessed value rather than multiplying a headline rate and pretending it is exact.

Family life

Parks are one of St. John's strongest family amenities.

The town's official park-location page lists 27 park and recreation sites, from small neighborhood playgrounds to larger sports, trail and water-play destinations.

Heartland Park

Ball fields, sand volleyball, playground equipment and a walking path.

💦

Heron Lake Park

Playground, picnic tables, splash pad and sled hill.

🎣

Lake Hills Park

Walking/bike trail, fishing pier, lake, playground and amphitheater.

🏀

Veterans Civic Park

Playground, pavilions, courts, ball fields and other recreation facilities.

Coming amenity: the town says a 40-acre Heartland Park expansion was actively under construction in July 2026, with plans including an amphitheater, open-air pavilion, indoor community rooms and a destination-style splash pad.

Commute & growth

Close enough to Chicago to matter—but test your exact route.

🌆

24 miles southeast of Chicago

That is how the Town of St. John describes its location. It is useful geographic context, not a door-to-door commute estimate.

🚗

31.2-minute mean commute

The Census Bureau's 2020–2024 mean travel time covers all workers and all destinations, not specifically downtown Chicago.

📈

Fast recent growth

The Census estimate is 22.4% above the 2020 population base by July 2025—one reason infrastructure and development plans matter.

Family fit

St. John makes more sense for some families than others.

👍 St. John may fit you well if…

  • You value a suburban, heavily owner-occupied community.
  • Lake Central schools are a major draw for you.
  • You want abundant neighborhood parks and recreation.
  • You prefer being geographically closer to Chicago than farther-south NWI options.
  • Your housing budget can handle St. John's current price level.

🤔 Look harder before choosing it if…

  • Your top priority is getting the most house for the lowest purchase price.
  • You want a historic town-square style downtown as the center of family life.
  • You dislike living around rapid residential growth and ongoing infrastructure work.
  • You are assuming every St. John address has the same school assignment or tax situation.
  • Your Chicago commute is sensitive to a specific shift time or route.
Before you buy

The six-address checklist.

This is the kind of practical tool that can make NWI Nest genuinely useful instead of becoming another generic “best places to live” site.

🏫

1. Verify the school

Confirm the exact assigned schools from the district—not just the listing.

🧾

2. Pull the tax bill

Compare the actual parcel's most recent bill and assessed value.

🚙

3. Drive the commute

Do it at the time you would actually leave for work.

🧸

4. Check childcare now

Waitlists and hours matter more than a static list of provider names.

🚧

5. Check nearby projects

Look at road, park and development projects near the exact subdivision.

🌙

6. Visit twice

See the neighborhood during school pickup and again after dark.
